まちに、暮らしに、 新しい価値をつくる

「とんがりビル」がまだその名前になるまえ。2015年ころのこと。それはずっと借り手不在の築55年の雑居ビルの末期で。かつて映画館が賑やかに立ち並んでいた、けれども既に1軒すらも現存しない、ただ名前が残るのみという切なさ漂う通称シネマ通りで、誰からも見向きもされず打ち捨てられていた廃墟的存在でした。けれども、このまちの栄枯盛衰の物語がまるで地層のごとく堆積したその廃墟にこそポテンシャルを見出した私たちは、2016年2月、ギャラリーや雑貨店、カフェ、シェアオフィスなどの複合的機能をもつクリエイティブ拠点「とんがりビル」として再生させました。
以来、2020年現在まで、ここはアーティストやクリエイター、フリーランスはじめ多様な人々が全国そして海外から集い楽しむ場所となっています。さらには単なるリノベーション物件であることを超え、山形市七日町・シネマ通りに面的に展開するエリア・リノベーションを誘発。小さくも個性的な事業者の集積は、まちの日常に新たな賑わいをもたらし、文化的、経済的インパクトを波紋のように広げています。
そんな、ずいぶん気もちいい風が吹くようになったこのシネマ通りの「今」を見つめながら、さて、これからさらに5年先、10年先、20年先を、どう面白くしていけるだろうか、どうやって自分たちが生きるこの山形のまちをリノベーションできるだろうか、考えています。少子高齢化、人口減少、空き家の増加、そんな衰退への道ゆきのような状況のなかでこそ、新たな可能性を見つけ、磨き、顕在化させ、ポジティブな価値へと反転させてゆく。既にあるこの都市空間からまったく新しい価値を創出してゆく。私たちマルアールは、みなさまとともに楽しみながら、建築やデザインのチカラでまちの風景の未来をつくっていきます。

Creating New Values in our City, in our Lives

It was back in 2015, before the Tongari Building had its present name. When it was a 55-year-old multi-tenant building nearing the end of its lifecycle, without any tenants to speak of. No one spared a glance for this structure that was growing more decrepit by the day, a building located on the now incongruously named Cinema Street – since not a single one of the movie theaters which formerly flourished along this road now remains. But we at Maru R recognized the possibilities which resided in this dilapidated building, which seemed to embody the highs and lows of this city in the various strata of its existence, and in February 2016 it was reborn as the Tongari Building, a multifunctional hub of creativity comprising a gallery, shop, café and shared office space. In the time since, this building has welcomed a diverse array of people including artists, creators and freelance professionals from all over Japan and around the world. In addition, the restoration of this building has gone on to spur renovation up and down Cinema Street and throughout the surrounding Nanokamachi district of the Yamagata city center. An accumulation of businesses with character, even if they are small, can bring new life to a city and can have a cultural and economic impact that spreads out like ripples on a pond. As we contemplate the vastly improved present state of Cinema Street, we think about how we can make things even more interesting in the 5, 10, or 20 years ahead, and how we can continue to “renovate” our city of Yamagata. We find ourselves facing issues such as a low birthrate and aging society, a declining population, and an increase in unoccupied homes, which makes it all the more important for us to find and cultivate new possibilities which we can turn into positive realities, creating completely new values from the city space which already exists. At Maru R, we look forward to the challenge of working with like-minded individuals to harness the power of architecture and design to construct a new future for our city.

    オーナー様からビルを丸ごと借り上げ、サブリース事業を展開。1Fイベントスペースや雑貨店の運営、2~4Fの店舗、オフィス、シェアオフィスの賃貸の運営などを行います。

    宅地建物取引士/農家。1968年山形県天童市生まれ。千歳不動産株式会社常務取締役として不動産の仲介、管理、コンサルタントに従事しながら、兼業農家としてサクランボ、ラ・フランス、リンゴ、米を栽培。2015年仲間らと株式会社マルアールを設立、2016年から「とんがりビル」を運営。

    Yasuhiro Mito was born in Tendo city, Yamagata prefecture in 1968. He serves as managing director of Chitose Fudosan Real Estate, working as a real estate agent, manager and consultant, but also engages in the cultivation of Japanese cherries, pears, apples and rice on the side. He founded Maru R in 2015 with the other members, and has managed Tongari Building since 2016.

    Masayoshi Takeuchi/Maru R Director

    みかんぐみ共同代表/エネルギー街づくり社代表/東北芸術工科大学教授、建築家。1962年神奈川県鎌倉市生まれ。東京工業大学大学院修士課程終了。ワークステーションー級建築士事務所を経て1991年竹内昌義アトリエ設立。エコ、リノベーションも含めた暮らしのあり方、ただ形を考えるだけではないデザインのあり方を追求し、社会のあり方を見直し、仕組みを変え、新しい暮らし方を提案。

    Born in Kamakura city, Kanagawa prefecture in 1962, Masayoshi Takeuchi earned his master’s degree from the Tokyo Institute of Technology. After working at the Workstation architectural firm in Yokohama, he founded Takeuchi Masayoshi Atelier in 1991. He pursues design which is not merely concerned with form but also finds ways to comprise environmentally friendly solutions and renovation into our lives, while also reconsidering social norms and systems to offer new lifestyle possibilities.

    Masataka Baba/Maru R Director

    オープン・エー代表/東北芸術工科大学教授/建築家。1968年佐賀県伊万里市生まれ。早稲田大学大学院建築学科終了。博報堂、早稲田大学博士課程、雑誌「A」編集長を経て2003年オープン・エーを設立。都市の空地を発見するサイト「東京R不動産」を運営。建築設計を基軸に、メディアや不動産などを横断しながら活動。

    Masataka Baba was born in Imari city, Saga prefecture in 1968 and graduated from Waseda University with a graduate degree in architecture. After working at the advertising firm Hakuhodo, he returned to Waseda University to earn his doctoral degree, and went on to work as chief editor of “A” magazine before establishing Open A Ltd. in 2003. He also manages Real Tokyo Estate, a real estate site which dedicates itself to finding vacant land in urban areas, interspersing his daily work as an architect and designer with forays into media, real estate and other areas.

    TIMBERCOURT代表/家具デザイナー。1978年山形県山形市生まれ。ウッドメーク、多田木工製作所、小泉デザイン事務所を経て2009年家具工房ティンバーコート設立。デザイン性の高いテーブルやイスなど、オリジナル家具やインテリアのデザイン制作を行う。

    Hiromoto Aita was born in Yamagata city, Yamagata prefecture in 1978. After working at companies including Wood Make, Tada Mokko and Koizumi Design Office, in 2009 he founded Timber Court, a furniture design studio which offers original designs in tables, chairs, and other furniture and interior products.

    設計・デザイン/施工管理/施工。1987年宮城県仙台市生まれ。東北芸術工科大学建築環境デザイン学科修了(馬場正尊研究室に所属)。卒業後は仙台の設計・施工会社に在籍。新築・リノベーションの住宅設計・施工に従事し、自らも実施工事に多く携わる。現場経験を基に、デザインと生産性のバランスを重視したプランを企画提案する。

    Gaku Ono was born in Sendai city, Miyagi prefecture in 1987 and graduated from the Tohoku University of Art and Design Architecture and Environmental Design Department, where he studied under Masataka Baba. After graduation, he went on to work at a design and construction company in Sendai city, designing and supervising the construction of new buildings and renovated homes while also engaging in the construction and carpentry work itself. He uses his on-site experience to come up with plans which offer balanced solutions to both design and productivity needs.
